how do i calculate sqare footage of a home? is an unfinished basement included?

i have an unfinished basement. it's a cement foundation with cement floor. there are only two lally columns with a central I beam so it's fairy open space with great potential for finishing. Would this space be considered in the total square footage?

Hi tbonefer-

Generally, for the square footage computation, only finished and heated space counts. This includes the main finished floors, a finished basement, and a finished attic. A finished garage that is attached to and part of the residence may be included in this calculation as well.
