In addition to looking on the MLS, I also use Rentometer.com and look on Craigslist to see what other people are asking for rent for similar properties.

Consider asking a professional Realtor.  They can run comps for rentals just like an owner wanting to sell.  Keep in mind, this can be a free service, but you might consider using them to find a great renter as well. 

I often am asked to do evictions for owners that place their own tenants.  The process is daunting and requires specific steps.  A great Property Manager will have everything ready for you if they manage.  It's often worth the small % they are paid to be ready for whatever happens.
