Realtors can provide a very accurate idea of what you home will sell for on the open market without actually listing your home. Also, be aware that listing your home could prevent you from the ability to refinance for up to 6 months.

Best way to find out what your house is worth is to put it on the open market and see what a qualified buyer thinks it's worth. Anything short of that including an appraisal is really just some form of estimate based on varying degrees of depth and information.
