If you are considering selling your home I would recommend to interview 3 local Realtors who are familiar with our neighborhood and have them each run the comparables and give details on how they came up with this price. The numbers will vary slight bit, but should be in the ball park.

If you want this information for a refinance, then a professional appraisal would be done my the lender.

Zillow is not necessarily accurate. You really need to have an experienced local realtor who knows how to select good comps and make adjustments to the comps to find out your value. Comps can be adjusted for sf size/lot size/ pool/condition/ # beds and baths/ location and a number of other factors. 

Be sure you see what your agent did with their adjustments and ask them how they came to a data-centric value of your home. You do not want the agent that just guesses on value.

Zillow provides for an instant value, but as you probably know, it is not necessarily very accurate. 

An agent provides a much more accurate value as he/she takes into consideration, location/views/condition of home/amenities etc.  We do these valuations on a daily basis for the banks.

You can ask an agent to send you comps for your address and you can get a pretty good idea of what your home goes for.  Ask your local agent. Its Free!

Hello Phillip,


the best way to find out what your home is worth is to hire a licensed appraiser to do an appraisal report on your property ($350). The problem with hiring a Realtor is that you run the risk of getting bad information as to the value of the home due to the Realtors lack of experience, OR the Realtor might present you with a "low-ball" price just so that they can put it on the market and sell it quick, which is great but think of how much money you lose trying to go that route. Right now there is little inventory and a ton of buyers because of the race to get the 8000 dollar tax credit, trust me your house will have offers on day 1 of it being listed.
 

With an appraisal in hand, you will have complete confidence in putting your home on the market.

If you want the market value, consult a realtor and they can find out by researching the "comps" for your area.
