You may have a local, full time Realtor give you a Market Analysis of your home. Ask family, friends, or co-workers for a Realtor referral if you do not already have one that you have used and liked in the past. Ask the person providing the referral about the service that the Realtor provided, and make sure that they were 100% happy with the service they received.
The Market Analysis should contain detailed information about other homes in your area, homes that are currently on the market, homes that are under contract, and homes that have recently sold. When comparing your home with others in the area be sure to take into account the age and quality of the home, as all 3 bedroom/2 bath homes are not alike! It may also contain information about the company that the Realtor works for, and what marketing tools they offer to help sell your home. Most important in this report is what the other homes in the area have sold for, as this shows you what a willing and able buyer will pay for a similar home in your neighborhood.

You can contact your local real estate agents to prepare you a CMA. It is of no cost to you. In that reort you could see what your competition is and which houses in your neighborhood sold for in what amount of time.
