I work as a Buyer's Agent in the Athens area and an tell you it's really easy to send you email updates of just foreclosures or everything combined. It's better to see everything right now because the deals are everywhere. Top deals are usually foreclosures buy also look for short sales, estate sales, stuff that's been on the market for 6 months or longer. So many good deals for buyers.

Realty Trac and others do not show you properties that are actually available to purchase. These are properties in the system, but may never make it to market.
Best way is to contact a Buyers Agent in your area, provide your search criteria and be loyal. If you stay loyal, and create a relationship with an agent, they will be able to get you into some great deals.
