I agree with other comments. It's always a good idea to have a local realtor represent you, as we have access to disclosures you may find helpful. Foreclosure are sold as is in SC and I would think most everywhere so find an agent!

You can go to the county courthouse public records and be informed about properties about to go on auction at the county courthouse.

You can go online, such as on RealtyTrac to find out which properties are at what stages: pre-foreclosure, auction, foreclosed.

In California, you can subscribe to ForeclosureRadar.com

If you want to buy, then contact an experienced and knowledgable realtor soh can assist you in locating REOs (real estate owned or bank-owned) properties that are actively offered for sale. That realtor can research more background information about the property that may help you in your decision-making.
