Depending on the number of homes you are looking to acquire a realtor is the easiest route.
If you are planning to do heavy investing - the loss mitigation people will start recognizing your name if you buy enough and may offer you bulk packages of ones that may not be marketable - cash properties. But this takes a while and they will not talk to you directly until you have a proven track record.
