A CMA is generally a free service provided by the agent in hopes of getting business. Most agents are happy to help and can provide you with lots of good information, but CMA's do differ from agent to agent. They tend to have more variation in them then an appraisal, but it really depends on the agents involved, the comps involved and the property itself.

I have been doing CMA's for over a decade, never charged for a single one... contact your local listing agent in the area of the property... just let them know the purpose behind the CMA... different things effect differently... ie: refi, purchase, buyout, death, etc...

is it customary to pay a fee for getting a market analysis or is it typically provided free of service in hope to secure business from a potential seller?

I like to start with a referral form a friend or family member, but you can also meet agents at open houses in your area, or check the Zillow professionals page for your area in MI here. Zillow wil give you comps and neighborhood info from their front page if you type in your address in the Find Homes box and hit the blue GO button, but for a CMA you need to ask a local realtor.

Call a real estate agent. Ask friends, family members, co workers or neighbors if they have an agent they would refer you to.
