To get the best valuation of your property, you can either engage a professional appraiser, or ask a realtor to do a comprehensive comparable market analysis.

Getting estimates from online services is a start, but they should NOT be the final resource.

To illustrate, go to the following sites to see what they say your property is worth. you'll be startled at how different the estimates are.

Do not trust the zestimate.  When it is made, it cannot include all of the things that make your house special.  Rather, it is drawn from generalities like square footage and number of bed and bathrooms.  Do contact local agents who can physically visit your house.  Some agents charge a small fee for pulling a cma (comparables sold report), some will pull it for free.

Or, pay for an appraisal.

BTW, the zestimate is very valuable.  But more for trending prices and sales activity in a given location.  If you are thinking of selling, you can use the zestimate to help you make that decision.

Usually if you enter the address, you can see Zestimate value (that's zillow estimated value using public records and zillow formula).  From right side there are usually showing similar homes for sale for sold price in the neighborhood.  Or email me I'd happy to give a detailed CMA report for your home.
