Hi Jill,

Both posts are correct. However, neither a Zestimate or a Comparative Market Analysis are equivalent to an appraisal.
 A Zestimate uses all the data that Zillow can mine from the internet and compares it to your home to create a value.
With a CMA, the Realtor would use all this same data as well as the unique features of your home and neighborhood as compared to those that are For Sale, Pending Sale and Recently Sold to determine the Fair Market Value of your home.
An Appraisal does this with a lot more of the details factored in to the equation.
I am a Realtor living in Swansea and would be happy to help you with a CMA. It is free of charge with no obligation. You should think about getting 2 or 3 CMA's if you are looking to sell your home. Pricing is the most important factor when marketing a home. Therefore, it is in your best interest to make sure your price is accurate.
If you are looking to refinance or for insurance reasons, you should order an Appraisal.

To get the Zestimate (which is NOT an appraisal value), click on the "homes" tab and type in the property address.

If you wish a closer value, go through someone who will do a CMA.

If all you need is an approximate value of your property, find a Realtor and ask for a CMA to be done on your property.  This will give you at least his opinion on what the value of your home is. You won't know the true value of your home until it sells. Until then it is all opinions.
