You really can't know exactly until you get a buyer on paper. Until then, you could have an appraiser or some local Glencoe Illinois Realtors give you their best opinions of what the future may hold for you.

The best way to find out the value of your home is to have a realtor do a CMA, which will compare homes in your neighborhood that 1) are on the market, 2) have sold RECENTLY, and 3) that expired without an acceptable offer. The realtor can then process that information and come up with the most favorable list price for your home.

When I list a home for sale, I utilize a strategy that combines the information from each of those three statistics, and pretty much bang on comes out with the price the house should list for and what it will sell for. This technique is exactly the reason why my listings typically sell in a 13 day average at 97% of asking price.

It is true that a Realtor that is familiar with your neighborhood is the best resource to figure out the market value of your home. So if you are thinking of selling your home, find a good one locally.  Realtors may vary in their opinions too, so if you are seriously planning on selling your home, you might contact a couple of Realtors and don't pick the highest estimate either because there may be a tendency to tell you what they think you want to hear (so you'll list with them), instead of the real answer.  You'll have to gauge that by analytics they use.  If you need this valuation for other purposes (divorce, re-financing, etc) you might verify whether an appraisal is required. Appraisals don't necessarily reflect the market value any better, but they are more likely to be accepted as legal evidence of value.

In add to those posts, it won't hurt if you also research on Zillow by click on the link http://www.zillow.com/ , type your address in the Find homes box then hit the GO button, not all homes in US have the Zestimate.

Any agent can do a market analysis to give you a range of value. You can also hire an appraiser, but that will cost you something. If you are looking to refinance the lender will do an appraisal, but you will pay for that also.

A "Comparative Market Analysis" will give you a solid value point to start with. A CMA is achieved by comparing "like" or similar homes that recently sold within a one or two block radius of your home. Beginning with a 30 day history of "SOLDS" and working back further if needed. Sometimes the geographical areas need to be increased if there aren't any good comps within 30, 60, or 90 days. The homes must be similar (rambler, two story, etc) with the same number of bedrooms, baths, etc.. Lot sizes, types of streets and zoning make a difference too.
