First decide where you want to list it. You can list it on Zillow alone, but buyers/renters spend more time on Realtor.com. The Realtor's Multiple Listing Service in your area, called the Northeast Ohio Real Estate Exchange (NEOHREX) also accepts residential rentals through member Brokers.
With a flat fee service, you will get a listing on the MLS, Zillow, Realtor.com, Trulia, and a bunch of other websites. Landlords/Property Managers will often offer a finders fee in the MLS as an incentive for agents/brokers to bring a tenant. This opens up the property to the widest and hopefully highest rent paying tenants/lessees. Good luck with your investment property.
