I agree with John Dean -- talk to your Realtor if you have one.
Pre-approvals are not all created equal, and you want to be sure you have one from a reputable lender who agents in the local market are familiar with. Also, make sure you get a true pre-approval as opposed to a pre-qualification [website link deleted by Zillow moderator]

Highlight/open the Zillow link below and email this lender in MA, if he is only doing 203K loans he will still tell you who to use and you can pitch that list. 167 credit pulls, I wonder if the credit scores would remain static if they all pull in the same week, that's the claim anyway.

167 is a lot. Pick three of those lenders that you have and start looking them up on the internet. Talk to them, get a feel of their personalities and go with your gut feeling of who is going to take care of you.

Are any of these branches local to you? I would try to narrow it down with some of the locations that you could meet who you are dealing with. Ask them to provide you with a Good Faith Estimate or Fees worksheet and compare the lender fees and interest rates.

Have you checked to see if any of the lenders you are looking at have positive or negative reviews on their Zillow profile from past clients. Look up lender reviews in our directory here

The best way is getting a referral from a friend you trust, or a co-worker or a neighbor. If none of them know a Mass Housing lender then it's a crapshoot.

Well first you should consider which bank you feel comfortable working with and that they have a solid track record in the community you are looking to purchase in.
In many cases your Realtor can make recomendations on several good sources of mortgage information. I work for Coldwell B in Cambridge [hotlink deleted by Zillow moderator. Please see our Good Neighbor Policy] and we have a mortgage broker that works inside our office. Please let me know if I can help you in any way.
Are you in the begining of your process looking for a pre-approval or are you looking for a bank to fund your current purchase ? The bank that you use for a pre-approval does not need to be the bank that funds your mortgage.
