while I LOVEEEEEEE the site and it's content... the zestimates are unreliable, they are a decent way to have fun and see sales around your neighborhood. but like they both said... use it as a GOOD LAUGH :) nothing will replace a physical appraiser, or an agent - both are armed not only with the factual data to perform an analysis to determine value, but also the subjective "stuff" like desirability of neighborhood / street / functional utility, etc... :)

OMG, I was going to give the exact same answer as rockin -- for a good laugh. It's really only for marketing. Zillow still hasn't figured out how to turn it's notariety into profit yet.

Many times, it's good for a laugh. When it's high, sellers love to refer to it, and when it's low, buyer's love to try and use it for negotiating. The fact of the matter is that Zillow gets the biggest use out of it as a draw to their site. Generally speaking, it's really not good for much else.
