who has had experience in dealing with short sales.
First contact your bank letting them know of the situation
and then contact a real estate agent. The short sale process
is quite time consuming but can be done. You must have
patience, perseverence and persistence. (I call it the 3 "P's").

Find an agent that knows how to deal with short sales. They can be time consuming and frustrating. I have a short sale listing and had been getting the run around until I contacted the CEO's office of the bank. That's when I started getting results. Be proactive and find an agent that is knowledgeable, experienced, and can get the bank to do what's needed.

Make your house attractive for someone who would like to buy it. Contact an agent who is experienced in your neighborhood. Contact your banker to find if they have a department who can review your situation. You will need to provide financial information to the bank for a successful short sale transaction .

You need to communicate with both an agent who is skilled/experienced in short sales as well as your lender. Do not chose just any agent, investigate thoroughly their short sale experience.
The phrase "at full market value it will not sell" confuses me. Market value is the price the market will bear, therefore, the price at which it will sell. Perhaps you are thinking it will not sell at the value you owe?

Have your listing agent price it at a price that will sell. They should look for recent comparables and determine a price that will allow it to get an offer quickly. Just remember that any offer would need approval from all lien holders before you can close.

Many also end up listing the home at a high price causing it to sit there for several months without an offer. That is valuable time that is lost. You want this process to start as quickly as possible in order to minimize further damage to your credit report. You might even want to look into dealing with an investor. They get the process rolling quickly with the lender and many, if not most, will purchase the home with cash.
