A good Comparative Market Analysis should include all of the categories of "status" from MLS.  Sold, Active, pending, expired, withdrawn, and canceled.  An RPR report should also be done to include distressed properties.

Ask an agent who knows your local market well to do a comparative market analysis. They will look at your house as it compares to recently sold houses in your neighborhood. This is the best way to value a home (and usually free).

there will be no accurate value.. the estimate would be most accurate from an appraiser. if anything a realtor can give you the second most accurate answer. depends on the agent of course. 

the best thing for you to do is. compare within a square mile or more if needed to see comparable sales. with the same bedroom count and close square footage. i sometime stay within the area and see what sold within 3 months and determain the price per square foot and then figure out your value. the key is for you to stay with homes with as close features to yours as possible.:)
