how do you determine value?

my house has bigger lot size than neighbors (our houses are the same) but the value listed on zillow  shows their house more in value.  This doesn't make sense. Can you tell me how this is figured? Also another neighbor's house was about $8,000 less than ours (mine and the next neighbor neighbors) and now it shows $2,000 more.
