There are a few ways, one is to take a snapshot of the neighborhood going back 3 months, because that is as far back as appraisers are going now, and see which homes have sold, how comprable they are to the subject home and look at the average price per square foot selling. I also look at the absorption rate to see what the market is bearing to show days on market averages for the neighborhood and city as a whole and then work with the owner to decide what their time line is to get a figure that best meets their current needs taking everything into account.
