Here's how Zillow arrives at their Zestimates, which you see is similar to the word Guesstimate. It is never supposed to be a true market value of your home. If you want to know what your homes current market value is pay an appraiser or have a Realtor do a comparative market analysis for you. We show up on your doorstep and look at your upgrades and we compare it to homes that are currently on the market, sold, withdrawn, expired to give you a market overview of where we believe your home would sell.
You would need to do that if you were selling anyway, plus the Realtor will create a Net Sheet for you and create a marketing plan for you home etc.Real Estate is local.
