Hi Istoland,

I've had some clients that wouldn't consider a property across from a school which can sound like a large flock of geese when the kids are outside the classroom. There's also the issue of crowds and cars in the mornings and afternoons.

On the other hand, my pop thought it was like having your own private football field in the front yard.

Dear Istoland,
Well that depends upon the person looking. For me personally, being close to the local schools was a huge bonus when I purchased my home with one toddler in tow. I believe other families with children would feel the same.
It might not appeal to other buyers but I don't think it will decrease your property value substantially.

With technology today, most buyers will have driven by, seen the property on Google Earth or somehow found out about the location before taking a look at the property. The buyers who do view the property will have accepted the location for their own reasons.

It certainly would be a safe neighborhood!!

If you believe as I do that there is a home for every buyer, your buyer will be someone who is not bothered by a lot of noise during the day, gridlock at 7:30 and again at 3:00, as well as much more traffic. Such people may even have trouble sleeping during summer when the kids are away.

Yes, I think it can affect price, and it may take longer to sell a home next to an elementary - especially if your agent thinks it's a negative.

An elementary school that is a good neighbor doesn't have bells going off at recess and lunch. The grounds are policed well for litter. So, a school is not a bad neighbor, but there is still the traffic which some buyers are not going to like.

The experience is not necessarily a negative for people who like to see pedestrians using the sidewalk. If you're a person who works in their yard a lot, you're also going to see and possibly meet parents. 

If a buyer has several children, of course, they might be ecstatic about being neighbors to a school. Schools in many communities are the town centers, even elementary schools. Think auditoriums for plays and concerts. There is a built-in baseball diamond and play areas that are made available to the general public at many schools. A home located close can become a social gathering place for young ones.

When my husband was a jogger, he liked to run on the middle school track. So, there are as many pluses as there are minuses. 

Talk some strategy with your agent. One thing that is a certainty is such a property will have high visibility. Who knows? There may be a renter out there planning a family who thinks such a home would be perfect for themselves.

Joni is correct in implying that if the general condition of the homes in the area is high, it would be fairly subjective. Many young families like the idea of a short walk to school but if a buyer is looking for peace and quiet, in addition to the short period of noise and drop-off / pick-up traffic twice a day there is recess to also consider. You must ask yourself if this is a benefit to you or an inconvenience. Driving by the area at the different times will give you a better idea of what to expect.

Yes, it can be a PLUS or MINUS, depending on many factors, as well as the wants and requirements of any potential buyer. 

My friend lives directly across the street from an elementary school and loves it - thats because she works there!

I think it depends on the house and the rest of the area.  I know I had a listing right across from a elementary school and showed a few with the elementary school in the the houses backyard.  It was a deterant as the buyer worked nights and thus was looking for a quiet neighborhood.  Sometimes it is a great thing as a buyer may like the idea of their children walking to school.  It can be very congested 2 times a day and that can bee a problem of agents show it during that thim.
