Up here in Minnesnowtah, I try not to schedule an Open House too early as it's impossible to predict the weather that far out. I lost a couple of Open Houses scheduled this past winter because of either an impending snow storm or possible weather that just seemed too uncertain to schedule an Open House.

I don't know. Advertising an open house 2-3 weeks ahead of time seems awfully early to me.

I typically post my Open Houses on Web sites at least 2-3 weeks before the Open House. To prepare for an exceptional Open House takes planning, effort and a dollar amount the agent has allotted to marketing the home. For example it is not uncommon for the print advertising to be submitted 3 weeks prior. The actual signs are dictated by the local ordinances, for example in Mt. Laurel you must put them up on the day of the Open House, however, I will include an Open House Rider on the sign 2 weeks prior. It also takes time to get out the personal invitations to neighbors, and past prospects who have looked for Open Houses in your immediate area.Be sure there are also invitations to local agents who typically sell in that neighborhood as well. It is our obligation as Realtors to promote your home 2 times, once to the public and then again to fellow Realtors, as our ultimate goal is to sell your home for the highest price in the least amount of time, regardless of who brings the Buyer.

Generally, sooner the better. However, the effectiveness of the open house will depend on the listing date. Buyers will have more time to plan and schedule for their viewing if the property was listed early in the week. I would ask my agent to conduct another open house the subsequent weekend if the property was listing on a Friday or Saturday.

I usually put up signs 1 week before, but will post on the Internet earlier but no more than 2 weeks before.

It's never too early as long as it's done the week of the open house.

No more than a week. If you post the OH in the MLS at the beginning of the week then this gives it time to syndicate to various other websites. Post in MLS and any other website your agent is using, i.e. Zillow, Postlets, Trulia, etc...... The more online exposure the more live traffic you'll get! Good Luck!

I post open houses a week prior to the date. I distribute flyers in the neighborhood two days prior and post a sign on the property the day before. The day of purchase balloons and place signs on busy streets leading to the open house.

I would say no more than a week. Many agents will post them a day or two ahead of time to give your house a chance to get on buyers radar.

Everyone will have their own procedure for this. However, sometimes an ad the day of, an internet listing 3-5 days prior, and signs (maybe balloons too), is usually sufficient.
