Your credit score is only one component of getting a loan, but currently 620 is the minimum starting point you would want to be at.

FHA will technically allow down to 500, but lenders have the ability to adjust their minimum score requirements. Most lenders will require a 620 middle credit score, but some will go lower with compensating factors (more down payment, steady employment, assets in reserves and explanations for derogatory credit).

In the WI area the bankers are saying 640 is about the bottom. They have some lower, but it depends on the situation.

Depending on your situation, I know lenders who are doing loans down to 540 again!  The rates are high, and they require a larger down payment, and I don't recommend them, but for some people they make sense.

Talk to a few lenders before deciding...

If you are looking to buy a home always call a lender so they can see how your credit is to actually qualify for a mortgage.  It may be a good 40 points lower than when you run a check on your own.  This is the best place to always begin when thinking of buying.  Hope this helps.

Most lenders require at least a 640 credit score, some will do 620, and I just got a guy approved at 600. Depends on what type of loan also.
