how let the tenant leave?

I will bought a house in Boston with a netant who lives in this house over 10 years. She collects social security. Can I ask her to leave with a written notice of 30 days?

any reason you want to evict? while she might be paying a lower rent, having a long time tennant that pays everymonth on time and likes the property is a good thing.
