Anyhow, I meant to say that only 3 homes sold in your neighborhood (Waianae) in the past 6 months.

That's a good question. The answer depends on the price the home is listed at and secondly, the condition of the home. If the home is overpriced, it will just sit and sit on the market, while making comparable homes that reasonably priced, more attractive to buyers. No amount of marketing and exposure can sell an overpriced listing, especially in this market when buyers have many other homes to choose from.

In the past 6 months, only 3 fee simple homes sold. The average days those homes were on the market is 77 days. One of these homes that was priced well actually under contract and in escrow within 27 days.
