In the past, we have been able to write a contract, and have it close in as few as 15 days. But 30 days is the usual time frame for cash deals. With all financing hurdles out of the way, the biggest task for a title agency is conducting a title search. If a clean title can be presented without any special search requirements or title issues (liens, disputes of ownership, and special assessments come to mind)  the only thing to delay a closing past 2 weeks would be the upcoming schedule of closings for the title company, or the inability/unwillingness for the current homeowner to vacate the home under contract. But rent-back agreements can be made in order to push forward on a quick closing date. This answer assumes there are no home inspection issues leading to repair disputes, local & state zoning issues under enforcement at the time of contract, or unresolved survey disputes regarding property boundaries.
