There are plenty of buyers still out there for the right price. pricing as extremely important at this market.

OK Mr. Pirate, obviously it depends on a number of details which you did not include, but for you, I am going to boil it down to one major factor:  Price.  When you price your home competitively, list with a brokerage and allow for reasonable market exposure, you can expect to sell within 3-8 months.

it depends on so many details.  You should request a CMA on your home, not just one based on info from the computer but have an agent or two come out and visit with you, view your home and provide a written report along with the information about the surrounding market. Even then...it's not a guarantee, simply a "best case" and a most likley case.

What is the address of the home and I can give you a pretty good idea of what the market activity is in your neighborhood, how long on average it will take your home to sell and a range of what you should price the home.  This is an area where me and my company do much business.

How fast do you NEED to sell?  I can get your house sold in less than 7 days IF:  1) it's priced right and/or has favorable terms; and 2) there are no title issues.

There is no magic answer to this question. The right buyer might walk in tomorrow or in 120 days. There are so many factors involved but it bascially comes down to an emotional decision by the buyer. Buyers look at multiple houses based on the criteria they are looking for and after making a list from either on-line searches or a list of houses supplied by a realtor. After a physical inspection the buyer then narrows it down and if you make the final list then you may get an offer.

It depends on many things some of which are:

1. Your local market
2. The price you set
3. The "attractiveness" of your home
4. The marketing done to your house
5. How easy it is for potential buyers/agents to see your home
6. Weather
7. Time of the year

And many other factors. If you want to sell your how faster put yourself in the buyers position and price your home so that buyers will be more interested in your home than your competition.
