how low do you go?

we purchased for 492,000 in 2006.  we already have it listed under what we paid.  we reduced by 10,000 last month, should we go ahead and reduce again?  we have had no showings in a week and the weather is getting warmer.  traffic should have picked up by now.

the house is not overpriced by any means.  the two home most comparable in our small neighborhood sold for 440.00 and a new home for sale is listed at 445.00.  our house is bigger and we have a pool and hot tub.

You list it at a competitive rate to similar properties that have sold in the last two or three months in your area.   It may be significantly less than the price you paid for it.   Dropping down by $10k at a time tends to make the property stale if the original price is over priced.
