As a public adjuster specializing in representing homeowners in sinkhole claims I can tell you if you want to avoid sinkholes you should avoid Spring Hill as a whole not just Timber Pines. And stay away from repaired homes as they carry no warranty, even underpinning does not have a true warranty. If you buy a repaired sinkhole home you will not might but you will still experience sinkhole activity except now your insurance company will say it is pre existing and will not cover. I wish the engineers could develope a perminant fix, but how do you stop nature? As far as testing a homesite prior I am not sure if most people could afford the cost of doing the testing, around 5K and that is if you own the property. If not im not sure the seller would even allow you to do it prior to purchase. I hope this helps.

Sink holes are quite common in Florida as the bedrock consists of calcareous deposits (former coral reefs).  There are large voids in this rock which over time erode and eventually collapse leaving a sinkhole.  If you are considering purchasing a home site you may want to have several borings drilled beneath the proposed home site to ensure that none of these voids exist on your parcel.
