how much does adding HVAC affect the selling price of a house? any difference if its geothermal?

I agree with jk. As for geothermal, I don't think buyers put a premium on it so it is unlike that you would recoup your increased costs to install one. Geothermal is great, but it won't make or kill a sale for you in my opinion. You would probably get more back with a 96-98% efficient HVAC than with a geothermal for much less expense.

I look at HVAC differently. I see how much less a home is worth without it. Most buyers will not consider a home without it unless the home is a great deal and installing it would be easy. I'm not familiar enough with geothermal to ofer an opinion.
