how much does replacimng windows or fencing the yard pay off in selling price?

My home is 60+ years old with original windows.  If we were staying, replacing the windows would be a project to do.  Since we will be selling soon, I am wondering if we will recoup the cost of replacing them in the sale.  Fencing the yard is another project which we would do if staying, and are considering doing in order to help the sale.  How will it help price-wise?

NEW windows are always a plus when selling a home. I would suggest replacing them regardless of staying or selling either way you are increasing the value of the home. The fence on the other hand is a personal choice that the potential buyer may or may not like. That can always leave you negotiating room in the deal. However, the appraiser is the one who gets the final say in price. Keep that in mind.
