For an accurate estimate you should speak with a lender directly. One of the first steps to buying a home would be to speak with a lender that best fits your situation to get pre-qualified. Then when you do apply for a loan, lenders like myself will need to look at several different things if you are trying to prequalify for a loan. We will need to analyze your assets, credit, expenses, income, debt, employment, down payment, etc. Income and down payment will not be the sole determinant of how much you qualify for. Also, down payment can depend on the type of loan you choose. Like most of the lenders wrote, they will need more information. There are many different loan options out there, so the best advice I can give is talk to a lender. They can show you options for no down payments (depending on where you are looking in Little Elm), but you could go as little as 3.5% or 5% down. A lender will have to look at not just your income but also your debt-to-income ratio. You could be making 6 figures, but if you have 20 credit cards maxed out, chances are, it'll be hard to get financing!

We would have to look at all our Debts but assuming a few things:
1. 600 - 620 Fico Score
2. ability to put minimum 3.5% - 5% down

We can qualify you for FHA max Approx 289k  or Conv 417k

Depending on the parts of Little Elm there is a USDA loan option that is 0% down.  I helped a family close just last month on a USDA loan.
