If I were acting as a Buyer's Representative for this property, I'd recommend an initial offer price of $330,000 knowing that you'll likely negotiate up as far as you're comfortable going for this property.

Well until you get into the house and actually see the disclosures and do your do diligence a good realtor would not give you a true sales figure.  Gather your information and have the realtor you work with help you with the information on this home.  It is the best course of action for you.  thanks, ginny
