However, this property has less acreage and no parking. Parking and acreage can add significant value in this area of town. While only an interested buyer can truly determine how much they'd pay for a property, 44 McCallister is likely worth between $330,000 and $360,000. If I were acting as a Buyer's Representative for this property, I'd recommend an initial offer price of $330,000 knowing that you'll likely negotiate up as far as you're comfortable going for this property.

Well until you get into the house and actually see the disclosures and do your do diligence a good realtor would not give you a true sales figure.
