1400 sq ft corner lot ranch home.  2 car attached garage and mud room. 2 porches. fully finished basement. 5 bedrooms 2 full baths 2 fireplaces new furnace and waterheater.  appliances no more than 3 yrs old. hardwood floors throughout and ceramic tile bathroom

If you are interviewing Realtors to help you sell your home, ask them to bring you the market statistics. Becareful of two things -
1. Don't think like a seller. When looking at the comparables, ask yourself "would I really pay more for ________"
2. Do not hire a Realtor just because they give you a higher value. The comps are what they are and a buyer determines the value, not the Realtor.

If you want to know value strictly for the purpose of knowing your homes market value at this point in time, hire a professional Appraiser.

Your best bet is to choose a few realtors to interview. They will come to your home and do a comparative market analysis and listing presentation.  This will tell you how much you can list your home for in your specific area. Values vary greatly from neighborhood to neighborhood and the value placed on improvements changes easily with time.  A Realtor who actually sees your property is the most accurate person to help you! As I'm sure you are aware, real estate values vary wildly from place to place.  To answer your question it's critical to know the exact location.  I suggest you contact a local Realtor, they will give you an answer to your question free of charge.

In any case, I don't like to use the word "worth".  Your home is "worth" more than money.  It's full of hard work, memories of good times and bad as well as lots of love.  The question is, "What will my home sell for in today's market?"
