I definitely agree, this is really hurting the Seller.  Why are they 4 years behind.

People sell at the Zestinate and the house turns up they lost more than $100,000

  A place like mine is not for sale and is listed Zestimate is $600,000.

What is going on?

  They also have a silly Icon on my house, what does that mean?

An agent can provide you with a Comparable Market Analysis to see exactly where your house should be priced.

If you would like to do it yourself, you need to establish the market value in your neighborhood. You will need to view your local city tax records online (Google your city assessment and it should pull up the link). Track down the houses in your neighborhood that have sold in the last 6 months and what they sold for. This can give you a idea where you may need to be priced.

A Realtor's CMA will be more accurate. Be sure to interview a couple of Realtor's to see who you think will do the best job on selling your home, if you decide to sell.

Your best bet is to look at recent sales in the area comparable to your home.   An agent will likely provide a CMA for you at no cost, too, if you're interested in listing your property.  

Zestimates, by definition, can be wide ranging in terms of accuracy.
