Right now, there are 2 homes listed in Heron Cove priced at $162k for a 2 bedroom and $179k for a 3 bedroom.  There have been 5 sales within Heron Cove in the past year with an average sale price of $175,500.  The last sales were in October of 2008 with an average price of around $170k.  The prices are not going up but I have seen a progressive increase in buyers in that general area since February of this year. (there have been 14 pending or closed sales within the surrounding Greenwood Lakes area since Feb).   

I advertise predominately to out of area buyers (New York, Canada, Europe)  and this area of Lake Mary is a favorite.  Of course, I would need to see your home to make a better assessment, but from the information I have available, I would price your home in the $170,000 to $185,000 range.

There are so many factors that must be figured in when determining your home value (especially in this market).  Your best bet will be to contact a local Realtor to set up a listing appointment. 
In the meantime, you can check out the Zestimate here on Zillow.
