If you decide to contact three realtors, do make sure that you sign an agency disclosure checking off the box for facilitator.  Because of the 3 realtors you sit with and divulge and discuss info to, only one will get the listing (if you choose to list) which means two will have info. and should they show the home to one of their buyers, well, you understand where I am going with this!  Good luck.

Please do not go by a zestimate or tax assessment ! Contact a local agent and ask for a CMA or if it is needed for a court proceeding contact an appraiser.

A market analysis completed by a local real estate agent is your best source for an answer to this question.  To provide you with an accurate price, an agent should preview your property.  I would hesitate to give a price before previewing a property.

If you ask three Realtors to come to your home and give you a market analysis you may get three different answers or three figures close together. If the house is priced right it will sell quickly and for more money. If you price it too high it may sit and not sell even if you drop the price to where it should have been in the first place. The best thing to do is to get an appraisal to see what your home is truly worth. The zestimate gives you a ball park, and the tax assessment also gives you a baseline to figure if it is where it should be in proximity to other homes in the neighborhood. If your house is brand new with granite and upgrades, it will sell faster... it doesn't always add more value.

Of course lsm867 is right. Ultimately, a house is worth what a qualified buyer is willing to pay, but there are tools like a CMA that sellers can use to try to get a working value.

Zillow doesn't have appraisals, but they do have Zestimates. Try this link hereType the address in the box and hit the blue GO button. If Zillow has it, a map and Zestimate should come up.

Zillow is place to start, but getting a more current and accurate value for your specific house may mean hiring an appraiser or contacting a local agent for a CMA. Most agents are happy to help.
