Contact a LOCAL Appraiser and get an Appraisal value of your home. If you are thinking of listing it - an moderate appraisal fee will pay for itself tenfold by getting the value right, at the outset, and save you months of anguish in the MLS waiting for a sale. 

The Local Appraiser, if good, will tell you how the Market is doing and whether or not he ot she sees a continued decline, a stabilization or what. In most areas there is NOT a rising Market.
