Realtors fee's are always negotiable but can run anywhere from 2-5% as a ballpark. Then depending on when you bought the home and any price increase...whether it is a primary residence etc you will have some type of tax ...a transfer tax yes maybe a capital gain etc. Many factors can factor in to the closing costs. You will also have an attorney fee and a bank fee if you have a mortgage... to close it out. It would be easier to give a ball park with more information. If your planning on selling I would first speak to your accountant about any tax ramifications then to a few realtors to get a market price and sense of timing. Tell your accountant what the estimate/ballpark sales price will be.

Well, to start with - you will pay a commission ( a percentage of the selling price) if you list with an full service agent........the commission is negotiable, so speak with several agents to see what their marketing plans include (get it in writing).... and what their fees are.

You will also have to pay for an attorney to handle the closing (most buyers and sellers  in northern NJ use attorneys for the closings) - that might run around $1,000, plus or minus a few hundred - speak to several attorneys.
This fee is paid at closing and taken out of the proceeds of the sale.

You will also have to pay the NJ  "Realty transfer fee" at closing - your attorney can go over these numbers with you. This tax is based on the sale price.

Speak with an accountant if think  you're in a position where you will owe any capital gains taxes.

There are other smaller,  misc. fees - again, your attorney will go over these specific costs, but the ones I mentioned above are the biggest fees you will pay..
