First you need an experienced and educated realtor to work with. Be sure that whomever you chose knows what they are doing and have done short sales in the past.
With regards to how long it will take....that depends on who services your loan. Some servicers are great to work with and the process should move quickly through the different channels necessary to get approval. Other servicers are, unfortunately, like taking a walk through a vat of molasses.

Ask your interview agents some hard questions.. how many short-sales have they done? Do they have attorneys lined up for you to talk to? Do they have CPA's?
Working a Short sale is not easy to do and you want to be able to Trust your agent.
