Hi there,

You need to contact a reputable local agent (be sure they know your area well, especially the manufactured home market) and have them do a Comparative Market Analysis (CMA). A good agent should be able to offer you this service at no charge and will explain to you how they came up with the value, which will be based on not only the home, but also the location, condition and land value.

Appraisers can also offer a similar but more comprehensive service and charge around $400.

The best thing to do is to contact a seasoned Real Estate Agent in your area and have them do a comparative market analysis for you. You could also have the home appraised by a licensed appraiser.
