If you want "fair market value", follow the previous advice to get an idea.

If you want "true market value", advertise it for "best offer" for 90 days and sort out the best offers.
 
It is worth what someone is willing to actually pay, which will vary from person to person, depending on many things.

You have two good options and numerous questionable ones. If you seriously need to know hire an appraisal done. Contact a local experienced realtor and have a cma prepared for you. Or check your local assessors website  townofchelmsford.us for tax values versus sales. Best of luck to you!
