A local Realtor will run some statistics from our professional resources that will give you a very good idea on price. We use basically the same data that an appraisal uses, plus we have additional knowledge from working in the field of home sales 24/7.

You can always ask a Realtor to do a comparative market analysis for you it's a free service we provide. Or if you are obtaining financing your lender will order the appraisal for you. If your paying cash and would prefer to pay for an appraisal instead of having a Realtor provide you with a comparative market analysis you can contact any appraiser online or in the phone book. If paying cash order an appraisal, if getting a loan the mortgage company will order the appraisal and you will pay for it.

Order an appraisal. But you will have to order another one through the lender when it comes time to finance it. The other option is to work closely with your real estate agent, and they can map out comparable sales in the area to give you the best idea of value without you having to pay for an appraisal up front.
