Our local multi-list requires that we list full and partial baths separately. The earlier answer saying to just lump them together doesn't give a good picture of your situation (most buyers would assume the best case--2 full baths on either the 2nd fl, or on 2nd and 3rd.) Local buyers used to brokers' listings on our MLS would expect you to say you have *either* 1 full and 1 partial baths (my preference) or 1 full and 2 partial baths. I don't like to disclose a basement full or partial bath in the count unless it's adjacent to a nice finished space--doesn't add value or utility to most buyers otherwise, and can lead to negative backlash from buyers! (Our multi-list is not set up to specify where each bath is.)
