You should price it based on true market value, adding whatever margin (if any) is prudent, to the value as your asking price.

If you'd like to find a good fair value for your rental, hire an appraiser to determine the value of the home and negotiate with your tentant for the purchase price of the home. Another idea is to have the tenent get approved for a loan. The bank will hire an appraiser to determine the home value so that they will be able to determine the interest rate and terms of the loan. Review the paperwork. If it is fair, close the deal.

How about in the case of a tenant wanting to buy the house he is renting. What is the best way to go ? Can I still expect an agent to make an analysis for free ?

Get a market anaylsis from an experienced agent from more than one broker as well. Ask them for estimated market times too.  More importantly, compare the market programs each have.  With more and more buyers exclusively using the Internet to find properties you no longer need to depend on just the large brokers.  Let me know if we can help.  We are a full service broker who offers discount commissions.  Good luck. -John

Call and interview several Realtors in your area. They can do a free market analysis. They can show you what they do to market your home. They will show you what has sold in your area how they compare and what to price at.

contact 3-4 agents to get a better idea as to the range of vlaue. They do not charge for doing it.
