how to prove home value to HUD for Reverse Mortgage purposes when not enough good comps....??

Ojai is a difficult market to find exact comps in. Then if you are looking for something very unique, like a manufactured home on an acre, it gets really tough. The value is there due to the land, location and home amenities, but there are not 3 exact comps close by that HUD needs for justifying a reverse mortgage. What are other ways an appraiser or other individual can prove the value of this unique property to underwriters? Market statistics? Interviews with Realtors? What other concrete evidence can be supplied to underwriters when the exact comps are not available? Please advise. thanks!
