Post your property on as many web-sites as possible, raise the price to offer a commission to the Brokerage community because they represent 98% of all sales, do open houses, contact HR in large surrounding companies, distribute custom flyers to all the local homeowners who are selling homes in your price range. when this fails contact a great agent and pay the money. good luck

First you need to figure out what the property is worth and how much do you want to make from the property. Next you'll need to see what the current price per sq. ft. is in your area and price it like that including your profit. Have an agreement in writing and have all applicants fill out an application. Be willing to split some of your profits with Realtors if we find buyers for you.

One of ZIllow's frequent poster's has written an excellent noncommerical blog on selling by owner. Many people can do an excellent job of this if they have the time, energy and bring in the right professionals (e.g. real estate attorney) to do the paperwork to legal standards.
Don't be tempted by those buyers who want to propose the "lease to own" route. It tends to be a waste of time and money. You do have right to ask for those touring your home to be pre-approved and show you the pre-approval papers.
Agents by the dozen will respond to your post suggesting that it is impossible to sell without their assistance. As 20 to 30% of the houses in the US were FSBO last year, I suspect their plea is not the case.
