As the others have mentioned, your available options for a no money down mortgage at this point are VA or USDA. USDA has income restrictions based on how many people will be living in the household and also area restrictions. To see if you and/or your property will qualify for the USDA program you can go here: http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do

Best of luck!

Depending on your location you may be eligible for a USDA Rural home loan.  It does not require a down payment and the closing costs can be paid by the seller . . . . it is designed for low to moderate income borrowers in rural areas.  Also, you may be eligible for down payment assistance loans or grants that may be available in your area.  These are your choices . . . . .good luck

VA only.  3.5% down for FHA, and all of it can be a gift.  You can get the seller to pay your closing costs on the right house.
