1) Did you sign a Buyer Agency Agreement or a contract of any kind in which you agreed to work only with that agent? If so, it might have an expiration date. Definitely talk to your agent to make sure of that.

Great advice by all. Have a sit down with your realtor and explain what you are looking for. I always have a buyers consultation when starting to work with a new client. I ask them for 3 needs, 3 must haves, and 3 don't wants in a home. I hope things work out for you and your agent.

The biggest issue with relationships is always communication. Have a meeting with the realtor, write down a list of the things you are looking for in a home and ask her/him to show you just the properties that you want. I usually select some homes that meet the criteria set up by my buyers and email them to them, prior to viewing the properties. By the way....you do not say if you have a buyer agency agreement with your Agent? Remember that looking for a home should be an interactive relationship, you need to feel you are making decisions too and the first decision should be, what you are going to see, within your price range and criteria. Go for it, profi!.

Everyone has great advice. The most important thing is communication. Ask your agent for a meeting. explain your concerns and tell them what you expect from your realtor and what you are looking for in a home. Be very specific. If you like sun in the kitchen but not in your bedroom .

Communication is so important. Make sure you and your realtor are on the same page of thought as to what you are looking for. Your realtor wants to sell your house too, so just be completely honest with them and things should improve.

I concur with my colleagues below. Try talking it out with your agent. If that person still doesn't understand your wish list and shows you inappropriate homes, you have a cause to find a new agent. If you have a signed Agency Contract, it could get sticky if the agent doesn't agree to let you out of the agreement. Getting legal advice is then recommended. Most agents will part ways as it does no good to work with someone that doesn't trust you. If you didn't sign an agreement, then you have no obligation to the agent and can seek the services of another.

Tell the agent the frustration you are experiencing. If you are not convinced by the response, go get another agent. There are a lot of good agents with good listening skills.

I love Greensboro and there are so many homes in that area that match the description you have put here. I think you need to sit down with your agent and with pen and paper put down EXACTLY what you want, then ask the agent to open up their MLS while you sit with them and pick out the homes together, that way, you will feel better because you know they are showing you everything and they will have a clearer idea of what you want.

I changed realtors early in the game. The first one kept showing me properties that were nothing at all what I was interested in. I told him I wanted a good size yard,in the country with no close neighbors, etc. Still he kept insisting I look at houses despite no yard, in the village and with neighbors so close you could pass them a beer through your window.
This Realtor was more interested in making money than in having a satisfied client. After looking at half a dozen houses in one afternoon which was a total waste of my time and gas, I called a different agent from a different company.

If you have signed a buyer agency contract you are in a legal agreement with the agent. If you are unhappy with the agent and the properties picked for you try talking with them about it. If that doesn't work tell them you no longer want to work with them. I would try to make my clients happy but if it came down to them telling me they don't want me to be their agent anymore I would let them go. If you do not have a contract signed then you are free to move on.

you can change if you don't have some type of written agreement, but before you do...talk with them about your dissastifaction. There might be something you said previously that the Realtor thought was important that had no meaning to you. This person has already invested time in you and you've invested time with them...if it's just a simple miscommunication it would be a shame to start over with someone new when it could be corrected. If it's something other than a miscommunication, then time to find someone else before you are deep into a transaction.

Many times a client will give specific criteria to their agent then send the agent properties that have found on another site that doesn't remotely match what criteria they gave to their agent. Make sure you have been very clear and specific to what you want. It makes it very hard to find a property for a client if the client is unsure of what they want.
Then again, if you are clear and specific and your agent is showing you homes that have no resemblence to what you specified then maybe it's time to change and find someone that is listening to you Make it clear that you are not happy and you will need to change if they can't show you what you have specified.

Unless you have a buyer representation contract with an agent, you may choose to see properties with any agent of your choosing. If you are unsatisfied with the homes you are seeing, be clear with your agent. The agent will be much happier to have a better idea of what you want, and it will save you both time and effort.

Are you contractually obligated to the Realtor? If not, you may change realtors without penalty. However, it would nice of you to explain to your realtor what you have posted here tonight. The Realtor wants to please you. There is no benefit for you or the Realtor to show you houses you do not like.

You should be able to preview any property that you are prequalified for and ready to make an offer on if you like it. Communicate with your agent that your criteria has changed.
