Is the property conforming or unique? If there are comparable sales to support the value estimate the Loan to Value should be sufficient.
Are you able to provide Full Income Verification? How much can you show in assets (CDs, IRAa, Savings, etc).
Lastly, what terms do you require for the transaction to be a benefit to you?
If you can help with above information, it will be easier to guide you on if the objective is attainable.

Kenny79...as a broker I have 2 options for you, Colonial Savings or Guaranteed Rate. I would suggest you find a Loan Office in your area to work with. They will know the market and be there to advise you thru this refi.
